Standard credit-history approval requires: (1) no undisputed, verified rental debt currently owed to a previous housing provider or housing authority; (2) no current non-medical collection or charge-off accounts with aggregate reported balances exceeding two months’ rent after duplicate reporting is excluded; and (3) zero or one consumer account reported 90 or more days past due within the 24 months preceding the application. An applicant who satisfies all other published criteria but does not satisfy one or more of these credit-history standards will be offered the option to meet the credit requirement through a guarantor who independently satisfies the published guarantor criteria. Disputed information will be reviewed individually, and information prohibited from consideration under D.C. law will not be used. Applicants using an income-based housing subsidy will be evaluated under the screening requirements applicable to such subsidies under D.C. law.
