I’ve had an abysmal experience within City Ridge. It’s a beautiful community, but they minimize real technical issues and have an inability to problem solve. We’ve been without HVAC for 1 month. DO NOT CONSIDER LIVING HERE. It’s been the biggest mistake of my year.

I have had a horrible experience since moving in the two units that I have rented.
Construction: The pictures of this place are nice but the construction quality did not live up to my expectations. I can hear neighbors, their appliances, doors shutting, and conversations. I've constantly experienced bad sound proofing in the two units I've lived in and it didn't matter if I lived on the top floor. You will still hear the neighbors beneath you even if you transfer to the top floor. I've had... issues with appliances in my apartment, the oven vent, as well as the under cabinet lighting that constantly falls out of place.
Follow-up: I reported several times an issue with the water heater, which several other neighbors have reported. We have had several water shut offs, cold water, or excessive noise coming from the water heater. The noise had gotten so bad that it began to hurt my ears and I had to seek medical attention because the levels could cause hearing damage. I reported these issues with a noise reader (over 70 db) and there has been repeated delayed follow-up from management, causing me to spend nights in hotel at my own expense. To my knowledge, they only tried to fix the issue only after I contacted a DC building inspector a month later. If they did try to fix it, there was very little communication to update on their efforts to fix the problem.
Neighbors: This place has lots of students, some of whom are respectful and some of whom are not. There has frequently been the smell of marijuana and cigarette smoke on my floor and other floors. At my first apartment, there was at least one domestic violence incident after a resident threw a party.
Community: Some of the concierge staff is amazing and truly do try to take care of the residents. In the summer, I could see the millipede infestation near the elevator.
Conservice: This community charges fees for water and sewage which in my case the bill was reflective of when I was living in my apartment and when I was traveling out of town. I have definitely paid less for conservice at other apartment communities.
I would not spend the money when there are cheaper options elsewhere.

I like that this place is brand new w/ washer, dryer and a balcony. The neighborhood is quiet and Wegmans is literally footsteps away(yay.) However, my balcony is facing new building construction, which means being woken up by loud noise and strangers starring at you during the day. I don’t like the fact that I don’t have a window in my bedroom. I applied for a 1bdrm and got a junior 1bdrm, which supposedly doesn’t come with a window, but pricing was cheaper so i took it. However it’s very dark... and makes me feel claustrophobic. I also paid a $500 amenity fee that usually includes the pool at any other property, but here at City Ridge they want us to pay an extra $60 per month to use the pool which is ridiculous. I’ve lived in another Bozzuto property for 5yrs and never paid extra pool fees. I’ll probably stay a here a yr and then see what else is available. Hope this helps xoxo :)

We moved in yesterday, and everything has been top-notch. Maurita in leasing was committed to a smooth process both as we were thinking about moving in and after we signed the lease. She was available for every question. We had an even showed up to give us our keys personally even though she had her day off. The concierge staff has been incredibly helpful. “Ms. T” has had an answer to every request we had, as we were moving in, and dead, everything she could to help us with her infectious laugh... and great attitude the entire time. We are excited to be here and enjoy all the amenities and great folks who make this the best living experience in DC.

The property is so beautiful, great amenities and even greater staff! Ms. T and Daryan at the front desk are truly amazing. They are so sweet, always helpful, always have a smile on their faces and always making us laugh. It’s like the cherry on top. I highly recommend.
