OVERALL RECOMMENDATION: Great, no-frills, budget-friendly option! I've lived in this building for about 2 years, and have really enjoyed my time here. THE PROS: The management and maintenance staff are fantastic, super friendly, super accommodating, super attentive. I had to have someone come by to take a look at my sink one day when I was getting over laryngitis, and the maintenance staff person even offered to run to CVS for me if I needed anything because I sounded so terrible. There's also a... lovely tenants association and a true sense of community among the long-term renters (can't speak to the experience for AU student renters; many of them seem to know each other as well, but they often don't mix with the long-term renters as much). Very few pest control problems, which is great for living in a city; the property does a lot of preventative maintenance, so even though I live on a lower floor I've only seen a handful of bugs since moving in. Wonderful location, well within walking distance to the Cathedral Commons Giant, restaurants, and Massachusetts Ave/Wisconsin Ave bus lines. THE CONS: For my unit at least, the little kitchenette in my studio is a little run down (although perfectly serviceable). It has an under-the-counter fridge, which took me off guard, and the under-the-counter fridge has an internal freezer (like some mini-fridges do) which didn't work particularly well. I do a lot of meal prep so ended up buying a mini freezer to supplement, which works well. For A/C and heat they have a convection unit in each apartment so you don't have to deal with a window A/C unit, but that does mean in the winter there is always hot water running through the convection unit radiating some heat - and since I like my apartment to be pretty cold, I often have a fan running in the winter to counter-act. Walls aren't super sound-proof, but hasn't caused me any trouble. There's a laundry room in the basement which is kept in good repair, as well as a nice little fitness room.

This building is perfectly acceptable. The management is very friendly and helpful to any request that you may have. Furthermore the location is hard to beat if you are a student or employee of American University or Georgetown University, easy 10 minute walk to either. I have been perfectly satisfied with this housing.

Actually a very good building to live in. Great maintenance staff, a friendly front office, and apartments are sparkling upon moving in. Gym is small, but new equipment and TVs. Only hangups are the elevators constantly being repaired, and the laundry machinests keep breaking. Easy to take buses to Dupont, but not metro accessible. Close to grocery store, and walkable to Glover Park and Cathedral-area restaurants and bars. All in all, we are pleased with our time here so far.

Staff has always been incredibly attentive and friendly no matter how small the issue. Terrific neighborhood with multiple transportation options, 2 grocers and a great variety of restaurants and bars within walking distance. Fitness center and on-site laundry fits all your extra needs. Outdoor and indoor parking is safe and secure if you bring your car.

I am commenting mainly to say that I live here and the apartments do not have dishwashers. The apartments are run down though the new management has at least tried to make the building look nice by renovating the lobby and putting in a fitness center. The building is quiet even though there are a lot of students here.
